These draft terms cover the J.R.Heller We Buy Houses website, operated by J.R.Heller.com LLC. They are a placeholder for counsel. Until a final version is published, a signed purchase agreement controls that sale.

A form is not a contract

Sending the form asks us to look at a property. It is not an offer we have to accept, and it is not a promise that you will sell. Either of us can stop before a purchase agreement is signed.

The written offer

If we make an offer, it will be in writing. Read it. The price and the costs that apply to that sale belong in that document, not on this website.

No legal, tax, or credit advice

Nothing on this site is legal, tax, or credit advice. Foreclosure, probate, divorce, and past-due notices have rules we do not control. Talk with your own advisors.

Fair housing

We buy properties. We do not refuse to deal with someone because of race, color, religion, sex, disability, familial status, national origin, or any other characteristic protected by the Fair Housing Act. Our offers are about the property and the terms of the sale.
