This draft describes the J.R.Heller We Buy Houses website, operated by J.R.Heller.com LLC. It is here so the seller form can link to a real page. Counsel still needs to replace it.
What we collect
If you send the form, we collect your name, phone number, email if you typed one, the property address, and the property questions on step 2. We also store whether you checked the contact box.
With every lead we store the time, your IP address, the page URL, and consent text version 2026-10-19, whether or not the box was checked. If you checked it, the timestamp is the time we received that consent.
Click IDs and campaign tags
If the link you used includes gclid, gbraid, wbraid, fbclid, msclkid, or utm tags, we keep them in a first-party cookie and in local storage for about 90 days, and we send them with the lead. utm_source, utm_medium, utm_campaign, gclid, and fbclid are also kept in session storage for this browser tab. That is how an ad click stays attached to the request. We also keep the first page you landed on.
Address suggestions
If a Google Maps key is configured for this site, the address field may ask Google for suggestions as you type. If the key is not set, the field is a normal text box and nothing is sent to Google.
Tags
The production site can load Google Analytics, Google Tag Manager, a Google Ads tag, and a Meta pixel. Those tools set their own cookies. They are off in local development unless tracking is explicitly enabled.
How we use it
We use the form to respond about a cash offer and to keep the consent record. We send the lead to our customer system when that system is connected. We use the click IDs to measure advertising, including offline matches.
How to opt out
Reply STOP to opt out of texts. Tell us to stop calling at any time. You can also call Call (717) 807-5738. Consent is not a condition of any purchase or sale.
